The Sundial Building

The Sundial Building is a new construction 12-unit multi-family apartment building at 37th Street and Nicollet Avenue in South Minneapolis.  The 3-story building includes four 2-bedroom units, six 1-bedroom units, one studio and one 3-bedroom unit that extends into a lower level.  The ground floor also includes two live-work spaces that face 37th Street and are connected to the units behind them. 

The Sundial Building features a handsome brick façade with each unit being on a corner, large operable windows in every living and bedroom space, a back porch/lounge, and outdoor patio and garden areas that can be used by residents.

The site is 7,169 square feet (0.16 ac) and has a comprehensive system of rain gardens, swales and permeable pavers for surface runoff management. Well connected to high frequency transit lines and protected bike lane corridors, the project site has enclosed bike parking and no onsite vehicle parking.

The 13,120 sf building has advanced sustainability features including high efficiency mini-split heating and cooling, energy recovery ventilators, Energy Star appliances, 33 kW photovoltaic system, solar thermal hot water heating, 3000 gallons of rain water harvesting storage for toilet flushing, and triple pane windows.
